Roof Inspection Glossary

Understanding roof inspection terminology helps you communicate confidently with contractors, evaluate reports, and make smart decisions about your home’s protection. This glossary covers the essential terms you’ll encounter during a professional roof inspection.

Essential Roof Inspection Terms Every Homeowner Should Know

Decking, also called roof sheathing, refers to the flat panels — typically plywood or OSB — that form the structural base of your roof. Inspectors assess decking for signs of rot, sagging, or moisture damage that may not be visible from the outside. Compromised decking often requires replacement before new shingles can be properly installed.

Flashing consists of thin metal strips installed around roof penetrations such as chimneys, skylights, and vents to prevent water from seeping into vulnerable joints. During a roof inspection, improperly sealed or corroded flashing is one of the most common sources of leaks identified. Ensuring flashing is intact is critical to maintaining a watertight roof system.

Granule loss refers to the shedding of the small mineral particles embedded on the surface of asphalt shingles. These granules protect shingles from UV exposure and weathering, and significant loss accelerates shingle deterioration. Inspectors often check gutters and downspouts for granule accumulation as an indicator of shingle age and wear.

An ice dam is a ridge of ice that forms at the edge of a roof when heat escaping from the attic melts snow, which then refreezes near the cooler eaves. Ice dams can force water under shingles, causing interior leaks and structural damage. Inspectors evaluate insulation, ventilation, and eave conditions to assess ice dam risk.

Underlayment is a water-resistant or waterproof layer installed directly onto the roof deck beneath the shingles. It serves as a secondary barrier against moisture intrusion if shingles are damaged or displaced. Roof inspectors check for missing, torn, or improperly installed underlayment, especially around high-risk areas like valleys and eaves.

A roof valley is the V-shaped channel formed where two sloping roof sections meet, directing rainwater toward gutters and downspouts. Because valleys carry concentrated water flow, they are especially prone to leaks and wear. Inspectors closely examine valley flashing and shingle condition in these areas during every assessment.

Sagging refers to visible dips or depressions in the roofline, which may indicate weakened decking, damaged rafters, or excessive weight load. It is a serious structural concern that requires prompt attention from a qualified roofing professional. During an inspection, sagging areas are flagged for further evaluation to determine the underlying cause and appropriate repair.

Soffit ventilation refers to the intake vents located beneath the roof’s overhang that allow fresh air to enter the attic space. Proper airflow through soffit vents helps regulate attic temperature and moisture levels, reducing the risk of ice dams and premature shingle deterioration. Inspectors assess whether vents are unobstructed and functioning as part of a complete roof health evaluation.
